The changing real estate market has prompted some home owners to question how much insurance is needed to protect their property.
Most homes are written on a Replacement Cost basis, meaning the limit of liability is established as the cost to rebuild the home. The cost of rebuilding could be more or less than the price the owner paid, or could sell it for today. This can be a source of confusion for some home owners. They assume that if market values are lower, the amount of insurance required to insure their home should be lower too. While market values may have been affected by the economy, the costs of materials and labor have not necessarily followed the same path. In addition, most losses are partial losses and the cost to repair/rebuild the damaged portion of a home has very little to do with the market value of that home.
Most homeowner policies require adequate coverage limits for the Replacement Cost feature of the policy to apply. If the property is under-insured, the policyholder may have to pay more than the deductible to fully repair/replace the damaged property.
